Good morning, neighbors. We've been tracking this one block by block since the spring, so it's only right we lead with it: the Cook Out on North Dale Mabry is OPEN. Also this week — our high school teams are deep into football season and there's a story brewing, and Hispanic Heritage Month gives us a great excuse to eat well close to home. Let's go.

The wait is over. After months of "still no date" — and a whole lot of you asking — the Cook Out at 16215 N. Dale Mabry, right across from Gaither High School, opened its doors on September 11. If you've been watching that old Boston Market get slowly transformed all summer, that hum you hear now is the drive-thru.

Here's a point of local pride worth noting: you're reading it here first. As of this writing, the big outlets hadn't even caught up to the news — because Cook Out is famous for never announcing anything. No ribbon-cutting, no press release. They quietly turn the lights on and let word of mouth do the rest. Well, consider this your word of mouth.

For anyone who didn't go to college in the Carolinas, here's the pitch. Cook Out is built around the Tray — a char-grilled burger (or barbecue, or chicken, or a quesadilla, or a corn dog) plus two sides and a drink for around the price of a single value meal anywhere else. The sides list is basically a second menu, and then there are the milkshakes — more than 40 flavors, from Heath toffee to peach cobbler to banana pudding. It's a beloved Southern late-night institution that took 35 years to finally cross into Florida, and now it's here, five minutes from your cul-de-sac.

This is the second Tampa Bay location to open — Temple Terrace opened back in July and drew cars wrapped clear around the building — with a St. Petersburg location still on the way. Ours sits on one of the busiest fast-food corridors in the area, directly across from a high school with 2,000 students, so a word to the wise: the drive-thru line the first few weeks is going to be a spectacle. Bring patience and an empty stomach.

Football season is in full swing, and our corner of Hillsborough has three programs worth following: the Gaither Cowboys (Northdale, and yes — across from the brand-new Cook Out), the Steinbrenner Warriors (Lutz), and the Sickles Gryphons (Citrus Park).

The story to watch is Steinbrenner. The Warriors ripped off a 3–1 start, opening with three straight wins — a one-point nail-biter over Robinson (35–34), a 44–24 win over rival Sickles, and a 59–28 rout of Wesley Chapel — before hosting Gaither, one of the top-ranked teams in the state, in a Friday-night rivalry game on September 12. Gaither came in loaded, returning a sophomore quarterback who threw for nearly 1,900 yards and 21 touchdowns last season behind an offense that averaged better than 40 points a game. The final score was Gaither 50, Steinbrenner 0.

This Friday keeps the lights on: Gaither travels to Tampa Bay Tech (Sept 18), with our other teams in action as well. If you've never done a Friday night at one of these stadiums, this is the season to start — it's the most local entertainment there is, and the concession-stand fundraising keeps the programs running.

Hispanic Heritage Month runs September 15 through October 15, and there's no better way to celebrate it than the way our community lives it every day: over a great meal. Cook Out has more than 300 locations across the Southeast, but for its first 35 years it refused to cross into Florida — the chain grew up out of Greensboro, North Carolina in 1989 and stayed stubbornly regional. What finally cracked the door open was real estate: when Boston Market collapsed nationally in 2023, it left behind hundreds of empty buildings with drive-thrus already poured and permitted. Cook Out has been quietly scooping them up ever since — and all three Tampa Bay locations, including our new one across from Gaither, are former Boston Markets. The rotisserie chicken is gone; the drive-thru lives on.
