THE PLAZA AT CITRUS PARK — Major Overhaul Underway
This is the big retail story for your newsletter. Three national retailers are moving into The Plaza at Citrus Park, filling spaces left by a string of departing tenants. Nordstrom Rack, HomeGoods, and Total Wine & More are taking over two large storefronts being converted into four spaces. Construction is already underway, with Total Wine appearing closest to opening, though no date has been announced.
The Nordstrom Rack will be a 24,700-square-foot store, confirmed for Fall 2026.
A fourth tenant, KidStrong — a gym franchise with CrossFit-style programming for kids — is also expected to open soon.
The wildcard: The former Smoky Bones space sits empty, and the Citrus Park location has appeared in court documents tied to an LLC filing for Twin Peaks — the sports bar chain that already converted the Brandon Smoky Bones location — though no further plans have been announced publicly. Worth keeping an eye on.
COOK OUT — Coming to Carrollwood, North Dale Mabry
Big one for burger fans. Cook Out, the cult-favorite North Carolina chain known for its burgers and massive milkshake menu, is confirmed for 16215 North Dale Mabry Highway in Carrollwood — a former Boston Market with a ready-made drive-thru setup. As of April 2026, no official opening date has been announced; the site is in active renovation or permitting. Cookout Menu This is a brand people who went to school in the Carolinas go crazy for.
BEARSS GROVES — Local Revival, Lake Magdalene Blvd
This one is super hyper-local and fresh — published just two days ago. Good Fruit Coffee Roasters — owned by local couple Trey and Hailey Scott — are the new tenants at the historic Bearss Groves property on Lake Magdalene Boulevard, with plans to turn it into a community gathering spot featuring coffee, baked goods, food truck vendors, and live music.
ALREADY OPEN (recent, in case you missed it)
PopUp Bagels opened its Carrollwood location at 12817 N. Dale Mabry Highway in November 2025, taking over the former Great Greek Mediterranean Grill space. It's part of a major national expansion with 30 Florida locations planned. More info here
